So, you know you need some architectural design and/or planning help, what next?

The first step is to look at your site or home to understand it's potential. (The history of the site and it's surroundings are very important). Once we have assessed the development/ refurbishment/ change of use potential, we can discuss the best way forward.

Once the Feasibility Study is complete we can look at submitting an application to the local planning authority, be it Lawful Development, Pre-Application Advice, Householder Application etc.

Planning applications take between 8-12 weeks (depending on size) to reach an outcome, but we usually advise allowing 12-16. This allows for any requested design revisions/ planning department delays etc.

Conditions are usually associated to Planning Approvals (things like: providing samples of the external materials you are using, using bat/bird boxes). These Conditions, together with Building Control Approval may need to be cleared prior to work starting on site. This stage again usually takes 8-12 weeks once the Applications have been received by the relevant Authority.
